That’s why our expert team steps in with proactive, worry-free maintenance solutions designed to protect your investment and free up your time. From seasonal upkeep to annual deep care, we’ve got you covered — so you can spend more time enjoying your space, and less time maintaining it.
Definition of Service Year: One year of service is defined as 365 days commencing on the date of the initial service (the “Start Date”).
Program Renewal: This program requires annual renewal. The Start Date of each renewal year marks the beginning of the new service period.
Payment: Payment is not automatically renewed. Annual payments are required to maintain program coverage.

Included Services For Wood:
* Annual Refresh: Your wooden porsh will receive a thorough, professional power wash each year— keeping it fresh, clean and protected from the elements. Want even more care? Upgrade your plan to include minor no-structural repairs for that polished, well-kept look all year round.
Included Services For Composite
* Yearly Washes: Each year includes a gentle wash using material-safe soap, a complete wipedown, and inspection
* General Maintenance: We ensure all fasteners and specialty parts are secure — and if any part needs replacing, we´ll even handle the warranty paperwork for you. No stress, no hassle.
All InYearly Maintenance Program for Wood Porches & Decks
Included Services:
* Priority Scheduling: Priority scheduling for service immediately preceding the spring season (or before the fall season, commencing in September or as weather conditions permit, with staining requiring temperatures above 50 degrees Fahrenheit).
* Triennial Staining and Sealing: Every third year includes staining and sealing. In the intervening years, services include basic nonstructural repairs and washing only.
* Year-Round Support: For any concerns arising during the service year, clients can submit an online form. We will schedule an on-site assessment within 24 hours of the request.
Winter Maintenance Program forAll Porches & Decks
When the temperatures drop, your porch doesn’t have to suffer. Our winter Maintenance Program preps your space for the cold with.

* Complete water line winterization to prevent freezing issues.
* Light power washes before and after the season using mold-preventative treatments.
* Shrink-wrapping your outdoor furniture for maximum protection.
* Early-morning snow removal with gentle, porch-safe salt applications — so you stay safe and slip-free.
Important Details
Full Full Payment: Full payment for the service year is due before the Start Date.
No Automatic Renewal: This program does not automatically renew. A new payment is required for each subsequent service year.
Cancellation Before Renewal: The program may be canceled at any time before the renewal date.
Non-Refundable Payments: Payments made for the service year are non-refundable, even if the client decides to cancel service before the end of the contract period.

1. How long should a porch last?
- A well-built porch can last 20+ years, depending on the materials used, how well it’s maintained, and environmental factors. Regular staining, sealing, and inspections for rot or insect damage can extend its life significantly.
2. Difference between semi-transparent and solid stain:
- Semi-transparent stain: Shows some of the natural wood grain and texture, Offers moderate UV protection, Typically needs reapplication every 2–4 years.
- Solid stain: Looks more like paint; hides wood grain but still shows texture, Provides maximum UV protection, Lasts longer — typically 4–6 years on horizontal surfaces.
3. What does it mean as a stain & sealant combo?
- A stain and sealant combo is a product that both colors the wood (stain) and protects it from moisture (sealant) in one step. It’s convenient because it saves time and effort — no need to apply separate products.
4. Does both sides of a deck get sealed?
- Usually, only the top (exposed) side gets sealed, because it’s the most vulnerable to sun, rain, and foot traffic.
5. When can you apply first coat of stain to treated porch?
- You should wait at least 4 to 12 weeks after building with pressure-treated wood before staining. This allows the wood to dry out from the chemical treatment.
